Our Work/3D Property Intelligence
Urban Governance · Drone & Geospatial
An Aadhaar for every flat.
A drone-based 3D property survey that measures what has actually been built, reconciles it across every government record, and gives each flat, floor and common area a permanent digital identity.
- Client
- Karimnagar Municipal Corporation
- Pilot scope
- One dense ward, ~1 sq km, 1,500–3,000 properties
- Survey
- LiDAR, oblique and nadir imagery, DGPS
- Systems reconciled
- CDMA, IGRS, utilities, DTCP
- Principle
- System flags, officer decides
The Challenge
The tax roll cannot see what was built.
Property tax assessment relies on manual measurement and self-declaration, and both systematically under-report. Additional floors, enclosed balconies, under-declared plinth areas and new construction often never reach the tax roll.
Vertical property also has no identity of its own. Nothing connects tax, registration, utilities and building permissions for the same physical unit.
- Additional floors not on the tax roll
- Balconies and parking enclosed for habitable use
- Under-declared plinth area during self-assessment
- New construction never added to the roll
Our Solution
One survey. Four layers of intelligence.
Each layer builds on the one below it, from physical measurement to a permanent identity for every unit.
Unique Unit Identity
Every flat, floor and common area receives a permanent, geo-referenced 3D identity linked across all systems.
Multi-Source Reconciliation
Measured area and ownership are matched against CDMA, IGRS, utility and DTCP records, and every disagreement is flagged.
Document Intelligence
AI reads sale deeds, property schedules and mutation orders in Telugu and English and converts them into structured ownership data.
Physical Truth
LiDAR, oblique and nadir imagery with DGPS ground control measure the actual built-up area on every floor.
Delivery
Twelve weeks, one ward.
The pilot proves the method in a single ward. The deviation it measures becomes the business case for the whole city.
What the System Flags
Every disagreement, surfaced for an officer.
The system flags; the officer decides. No record is merged automatically.
- Built-up area larger than the assessed area
- Owner on the tax roll different from the last registered owner
- Properties with no tax assessment at all
- Construction that deviates from the sanctioned plan
- Ownership transfers that were never registered
Revenue Impact
From ₹52.65 Cr to ₹65–73 Cr a year.
Estimated for the full Karimnagar Municipal Corporation. Darker segments show the lower estimate; lighter segments show the upper range. Additional revenue is recurring, not a one-time recovery.
The pilot ward alone is estimated to add ₹15–22 lakh a year. Beyond revenue, the city gains a single source of truth for every property, a compliance map for DTCP, and a 3D digital twin for master planning and disaster risk assessment.
Measure what your city has actually built.
Start with one ward. The deviation it reveals becomes the business case for the whole city.
